Buyers Search for the Right Property, a success story

It has been a privilege and a challenge over the past year to secure properties for qualified buyers. There are so many stories I can tell — fortunately, most have good endings, and this one has a great beginning, middle, and end.

Lisa and Matthew called me in May. Referred by a past client, they asked if I would help them purchase a home. Lisa, a Coast Guard officer, would be transferred to service in Honolulu and husband, Matthew, a customs officer, would transfer as well. Prior to their arrival, they familiarized themselves with neighborhoods and we visited properties together via Facetime. Virtual tours are one of the many services we provide to clients.

When they arrived on June 26th with their VA loan (pre-approved by loan officer Sean Ryan), we hit the ground running. Our busy team viewed 20+ properties in one week. On July 2nd, we made our first offer on a lovely Makakilo single family home in the competitive price range of $1-1.2 million. By July 5th we were in escrow, thanks to quick decision-making by Connie Rodrigues, the realtor and seller. On August 4, 2021, we closed.

There is no debate that this is a seller’s market; however, with the right team, the right property can land in the right hands.

September Home Exemption Deadline(s)

If you have not already completed and submitted a “Home Exemption Form” as an owner-occupant, please do it before September 30th. Forms are available and may be filed at www.realpropertyhonolulu.com. I can send you a form as well.

For those who live in properties located on land zoned for mixed use (commercial, hotel or resort), you may qualify to be taxed at the residential rate which is $3.50 per thousand dollars of value as opposed to $13.90 or $12.40 per thousand dollars. To qualify you must file a “Petition to Dedicate Certain Property for Residential Use.” This petition must be filed by mail and postmarked prior to September 1st to the Real Property Assessment Division.
